How do I work out a rent increase in England?

By the VoxaMTD team. Last verified 4 November 2026

Decide the new rent, then serve a section 13 notice on Form 4A giving at least two months' notice. GOV.UK says you cannot increase the rent more than once a year, and a tenant can challenge an increase above the open market rent.

The new rent can start no earlier than two months after the notice is served, and not within a year of the last increase. Rent review clauses in the tenancy agreement no longer work as a route.

Check the market rent before you serve the notice, and keep a dated copy of the notice with proof of delivery. Our free calculator turns a percentage or a new figure into weekly, monthly and yearly rent and shows the earliest start date. It is a basic estimate, not advice, and covers England only.
