Must I give tenants the Renters' Rights Act sheet?

By the VoxaMTD team. Last verified 31 October 2026

Yes. In England landlords with a written agreement had to give every tenant named on it the Renters' Rights Act information sheet by 31 May 2026. If an agent manages the property, the agent must provide it too. Lodgers do not need one.

Method matters. You can hand over or post a printed copy, or send the PDF as an attachment to an email or text. GOV.UK says not to email or text a link to the PDF, because that is not valid, and the PDF must be the exact file from the GOV.UK page. Missing the deadline can bring a fine.

For tenancies starting from 1 May 2026, landlords must provide certain written information about key terms, and the same applies to a tenancy based entirely on a verbal agreement made before 1 May. If you have not given the sheet to a tenant, do it now and keep a dated record of how you sent it, because the deadline has passed.
