What is Section 13 rent increase notice?

A section 13 notice is the formal way for a landlord in England to increase the rent on a periodic assured tenancy. Since the Renters' Rights Act it is the only route for a rent increase, and it can be used once a year.

Why it matters to landlords

You must use the prescribed form and give at least two months' notice, even when the tenant has already agreed to the new rent. The new rent should reflect the market rent.

Tenants can challenge the increase at the First-tier Tribunal, which decides the market rent. Keeping comparable evidence helps you set a fair figure.
