The best MTD software for a landlord in 2027 depends on three things: how many tenancies you have, whether you need the year-end tax return in the same product today, and whether you have foreign property. For one or two tenancies at no cost, VoxaMTD's free plan sends your quarterly updates. For full property management, Landlord Vision or August. For foreign property, Hammock. If you need VAT or a company as well, general accounting software such as Xero. We make VoxaMTD, so read this as an interested party's guide: we say below where other products are stronger.
This guide is for landlords joining Making Tax Digital for Income Tax on 6 April 2027, when the threshold falls to qualifying income over £30,000 on your 2025 to 2026 return. Every price below carries the date we read it on the provider's own site. Prices change, so check before you buy.

This is not every product. GOV.UK's software finder is the full, current list. Being on it is not an endorsement of any product, ours included.
What to check before you choose
Does it do the whole job? GOV.UK says your software as a whole must keep your digital records, send your quarterly updates and submit your tax return. One product can do all three, or you can combine products. Your first tax return under MTD, for 2027 to 2028, is due by 31 January 2029, so ask each provider what it does at year end and when.
Does it cover all your income? Your UK property business, any self-employment and any foreign property each need covering. Not every product handles all of them.
What does "free" mean? GOV.UK warns that free products may have limits. Look for a limit on tenancies or transactions, a charge per submission, or a condition such as holding a particular bank account.
Joint owners. If you own a property with someone else, each of you reports your own share. Our guide to MTD for jointly owned property explains how.
VoxaMTD (our product)
VoxaMTD is MTD and compliance software for UK landlords and sole traders. The free plan sends quarterly updates for up to two tenancies, with open banking for one bank and AI categorisation. There is no card and no trial clock. The year-end final declaration is coming before April 2027, in time for the 2026 to 2027 tax year (first due 31 January 2028). Paid plans add compliance reminders, maintenance tracking and Alex, a voice AI tax assistant. See our free MTD software page.
Where others are stronger: VoxaMTD does not cover foreign property, VAT or limited companies. Its app is for iPhone only, with no Android version yet. It has a very small number of App Store ratings so far, so you are trusting a young product. If you want a product that already does the tax return today, every accounting product in the table says it does.
August
August is a landlord app with iOS and Android versions, optional in-app rent payments and a Xero integration. MTD reporting sits on its paid plans. Where it beats us: Android, rent collection in the app and a longer track record with landlords. Where we differ: VoxaMTD's free plan includes quarterly updates. Read VoxaMTD vs August.
Landlord Studio
Landlord Studio's free Go plan covers up to 3 units and charges per MTD submission; Pro includes submissions. Where it beats us: multiple users and a Xero integration. Read VoxaMTD vs Landlord Studio.
Landlord Vision
Landlord Vision is full property management software with MTD on every plan, priced by tenancy. Where it beats us: e-signatures, work orders, tenant referencing and agent statements. Read VoxaMTD vs Landlord Vision.
PaTMa
PaTMa is free for one rental unit and describes both its plans as MTD ready. Where it beats us: HMOs, inventories and a tenancy agreement builder with e-signatures. Read VoxaMTD vs PaTMa.
Hammock
Hammock is landlord software priced by portfolio size, and it covers UK and foreign property. Where it beats us: foreign property, which VoxaMTD does not handle. Read VoxaMTD vs Hammock.
NRLA Portfolio
NRLA Portfolio comes with NRLA membership, and quarterly submissions are on the PortfolioPro add-on. Where it beats us: membership also brings an advice line, documents and campaigning. Many landlords will want the association for those and software for MTD. Read VoxaMTD vs NRLA Portfolio.
Xero, QuickBooks, FreeAgent and Sage
General accounting products are the better fit if you also need VAT, payroll or company accounts, and all four say they handle the tax return as well as quarterly updates. They were not built around rental property, so per-property reporting can be thinner or cost more. Compare Xero, QuickBooks, FreeAgent and Sage.
Keeping your spreadsheet
If you already keep good records in a spreadsheet, you can stay with it and add bridging software. It is often the cheapest route, but the links between your records and the bridging product must be digital. See MTD bridging software for landlords.
How to choose in three steps
- Check whether you join in April 2027, using what changes for landlords in April 2027 or our MTD checker.
- Count your tenancies and price each product for that number, including VAT.
- Try your top choice on a free plan or trial before April, so a few months of records are in place before your first update is due on 7 August 2027.
If one or two tenancies is your whole portfolio, start free, no card needed.
Since we make one of these products, check us as hard as the others: how VoxaMTD works, our prices, the iPhone app and who we are.
