There is no single best landlord software. The right choice depends on how many properties you have, whether you need Making Tax Digital (MTD) quarterly updates this year, and how much property management you want the software to do. This guide compares the main UK options on price, MTD and compliance, using each provider's own pricing page as checked on 23 October 2026. We make VoxaMTD, so we say plainly where other products are stronger.
The quick answer
- One or two properties and you want MTD without paying: VoxaMTD's free plan sends MTD quarterly updates for up to two tenancies.
- A small portfolio and you want a polished app on iOS and Android: August, from £8.99 a month for MTD.
- A team, or an accountant who works in Xero: Landlord Studio Pro, from £15 a month plus VAT.
- Full property management with e-signatures, work orders and tenant vetting: Landlord Vision, from £19.97 a month plus VAT billed monthly.
- HMOs and inventories: PaTMa, free for one unit and £15 a month including VAT for Pro.
- Foreign property as well as UK property: Hammock, from £8 a month plus VAT.
- A large portfolio or a letting agency: Arthur Online, from £82.50 a month.
What matters when you choose
MTD for Income Tax. If your qualifying income from property and self-employment is over £50,000, you have had to keep digital records and send quarterly updates since 6 April 2026. The threshold falls to £30,000 from April 2027 and £20,000 from April 2028. Check what counts as qualifying income before you choose, and check HMRC's software finder for the current list of products that support MTD for Income Tax.
Compliance. Gas safety, the EICR, deposits, smoke and carbon monoxide alarms and, in England, the Renters' Rights Act changes all have dates attached. Good software reminds you before something lapses and keeps the evidence. Our landlord compliance checklist for 2026 lists what applies.
How it is priced. Some products charge per tenancy, some per unit, and some add VAT on top. Compare the price for your portfolio size, not the headline figure.
VoxaMTD
VoxaMTD is MTD and compliance software for UK landlords and sole traders. The free plan sends MTD quarterly updates to HMRC for up to two tenancies, with open banking for one bank and AI categorisation. The year-end final declaration is coming before the first one is due (January 2028). Paid plans cost £8.99, £12.99 and £27.99 a month and add compliance reminders, certificate linking, a sealed, hash-chained compliance audit trail, maintenance tracking and Alex, a voice AI tax assistant.
Where others are stronger: VoxaMTD does not cover foreign property, VAT or limited companies, and its app is for iPhone only, with no Android version yet.
August
August is a landlord app with a free plan for up to two tenancies covering rent tracking, expenses, compliance checklists and documents. Landlord Studio
Landlord Studio's free Go plan covers up to three units but charges £5 for each MTD submission and has no bank feeds. Pro is £15 a month plus VAT, or £144 a year plus VAT, for three units and £1.20 plus VAT for each extra unit, with MTD submissions included. Pro Plus is £30 a month plus VAT. Its strengths are several users per account and a Xero integration. Read VoxaMTD vs Landlord Studio.
Landlord Vision
Landlord Vision is fuller property management software priced by tenancy. Billed monthly, Starter is £19.97 (4 tenancies), Standard £34.97 (10), Premium £44.97 (15) and Enterprise £99.97 (25), plus VAT, with lower yearly prices. It says every plan includes full MTD functionality, and higher plans add e-signatures, a tenant portal, work orders, tenant referencing and agent statements. There is a two-week trial but no free plan. Read VoxaMTD vs Landlord Vision.
PaTMa
PaTMa Property Manager is free for one rental unit and £15 a month including VAT for Pro, which covers five units and then £1.50 a unit. It describes both plans as MTD ready. It is particularly strong for HMOs, with an inventory builder and an AST builder with built-in e-signatures. Read VoxaMTD vs PaTMa.
Hammock
Hammock is landlord software priced by portfolio size, from £8 to £31.50 a month plus VAT after a 30-day trial, as listed when we checked on 27 September 2026. It covers UK and foreign property but not self-employment income. Read VoxaMTD vs Hammock.
Arthur Online
Arthur Online is property management software aimed at larger portfolios and letting agents, with plans from £82.50 a month for 55 units on its pricing page. It includes maintenance, finance and compliance modules and tenant, contractor and owner portals. Its pricing page does not mention MTD, so check with Arthur if you need quarterly updates. For one to ten properties it is likely more than you need.
General accounting software
Xero, FreeAgent, QuickBooks and Sage also handle MTD for landlords, and they are the better fit if you also need VAT, payroll or company accounts. See our MTD software comparison for prices and what each covers.
How to choose in three steps
- Work out whether MTD applies to you this year, and from which date.
- Count your tenancies or units and price each product for that number, including VAT.
- List the two or three features you will use every month. Try those on a free plan or trial before you pay.
If you want to start with MTD and compliance and keep costs at zero for a small portfolio, try VoxaMTD free.
Prices and features are taken from each provider's own pricing page on 23 October 2026 (Hammock on 27 September 2026) and can change. Check the provider's site before you decide.
