When does the PRS database start?
By the VoxaMTD team. Last verified 31 October 2026
Registration opens on 15 December 2026, starting in the West Midlands, with each region given a three month window. The last window, for the South West, closes on 14 November 2027, and all landlords must be registered from 15 November 2027.
GOV.UK's guidance for the Register your rental property service, published on 29 October 2026, lists the windows: West Midlands from 15 December 2026, East of England from 15 January 2027, East Midlands from 15 February, South East from 15 March, Yorkshire and Humberside from 15 April, North West from 15 May, North East from 15 June, London from 15 July and South West from 15 August 2027.
The annual service fee is £65 per property, with no VAT, paid when you register each property and then every year to keep it on the service. During the rollout the first fee is adjusted pro rata. You sign in with GOV.UK One Login, and a paper route exists for landlords who cannot go online. Gather each property's address, tenancy details and safety certificates before your window opens.
