How long does a gas safety certificate last?
Last verified 23 October 2026
A landlord gas safety record covers 12 months. In Great Britain, landlords must have every gas appliance and flue they provide checked each year by a Gas Safe registered engineer, and give tenants a copy of the record.
You can have the check done up to two months before it is due and keep the original deadline date, so the next check stays due on the same date. If you use that option, keep the record until two further checks have been completed. Otherwise, keep each record for at least two years.
Give existing tenants a copy within 28 days of the check, and give new tenants a copy before they move in. Before any new lease starts, the appliances and flues must have been checked within the previous year. Deal with any defect shown on the record promptly, and do not let an appliance that may be unsafe be used until it is fixed.
