How long does a landlord EICR last?

Last verified 23 October 2026

In England, a landlord's electrical installation must be inspected and tested at least every 5 years, or sooner if the last report says so. The result is recorded on an Electrical Installation Condition Report, usually called an EICR.

The inspection must be carried out by a person competent to inspect and test the installation, usually an electrician. Give a copy of the report to each existing tenant within 28 days of the inspection, and to any new tenant before they move in. A prospective tenant who asks in writing must get a copy within 28 days, and the local council within 7 days of a written request.

If the report says remedial work or further investigation is needed, it must be done within 28 days, or sooner if the report gives a shorter period. These duties come from the electrical safety standards regulations for the private rented sector in England. Keep each report with the property records so you can see when the next inspection is due.
