What is EICR (Electrical Installation Condition Report)?

An EICR (Electrical Installation Condition Report) is a report on the safety of a property's fixed electrical installation. Landlords in England must have the installation inspected and tested by a competent person at least every five years.

Why it matters to landlords

Tenants must get a copy within 28 days of the inspection, and new tenants before they move in. If the report shows urgent or potentially dangerous faults, you must have them fixed within 28 days or sooner if stated.

Breaches can lead to a civil penalty from the local council. The report covers wiring, sockets and the consumer unit, not portable appliances.
