What is Travel expenses for landlords?

Last verified 31 October 2026

Travel expenses for landlords are the running costs of journeys made solely for the rental business, such as driving to a let property to meet a contractor. They are allowable only if they are incurred wholly and exclusively for the property business.

Why it matters to landlords

A journey with a private purpose, such as buying groceries on the way, is not deductible, although a minor incidental benefit is accepted. Travel between your let properties solely for the business is generally deductible. If you manage lettings from an office outside your home, home to property trips are not deductible but office to property trips can be. If an agent handles virtually all the letting work, the agent's office is likely the business base, so travel from home is normally not deductible.

You can claim actual running costs or the mileage rates. For 2026 to 2027 HMRC's manual gives 55p a mile for the first 10,000 business miles in a car, then 25p. Buying the car is capital and not deductible. Keep a mileage log with date, purpose and distance.

Example

Fatima drives 40 miles in total to her let flat to meet a plumber, eight times in the year, which is 320 business miles. At 55p a mile her claim is £176. She does not claim for a trip when she also visited her sister nearby.
