What is UK property business?
Last verified 23 October 2026
A UK property business is how tax law treats all the property you let out in the UK. However many UK properties you own, HMRC treats all their income and expenses as one business, including your share of any jointly let property.
Why it matters to landlords
Profits and losses from different UK properties are added together, so a loss on one property automatically reduces the profit on another. A loss left over can normally only be set against future profits from the same property business. Income from property abroad is a separate foreign property business and must be kept apart.
Under Making Tax Digital for Income Tax you do not need separate records per UK property; your software combines them into one quarterly update for the UK property business. Landlords with total UK property turnover below £90,000 can use simpler expense categories. Residential landlords must still record which costs are restricted finance costs, such as mortgage interest.
Example
You own three UK flats. Flat A makes a £6,000 profit, flat B £4,000 and flat C a £1,500 loss after a large repair. Your UK property business profit is £8,500, reported in one set of quarterly updates.
