What is Letting agent statement?

Last verified 4 November 2026

A letting agent statement is the report an agent sends, usually monthly, showing the rent collected for a property and the fees, repairs and other costs deducted before the balance is paid to the landlord.

Why it matters to landlords

The statement is usually the only record a landlord has of the rent and the costs, so it is the source for the digital records Making Tax Digital needs. The single net payment into your bank is not enough, because the rent and each type of cost have to be recorded separately.

Having an agent does not make them responsible for Making Tax Digital. If you have not named them as your tax agent, the records and quarterly updates are yours to do, or your accountant's. Keep every statement, because it is the evidence behind the figures.

Example

Priya's agent sends a statement showing £1,200 of rent, £120 of management fees and £85 of repairs, then pays her £995. She records £1,200 as income and the £120 and £85 as expenses, not the £995.
