Who can do a landlord gas safety check?

By the VoxaMTD team. Last verified 31 October 2026

Only a Gas Safe registered engineer can carry out a landlord gas safety check. HSE says landlords must use a Gas Safe registered engineer for maintenance and safety checks, and that the engineer must be competent in the specific gas work involved.

The check must be done every 12 months. HSE says it can be carried out up to 2 months early without changing the original deadline, so booking in good time does not cost you any of the year. For a new appliance or flue, the first check is due within 12 months of installation.

The same rule covers the equipment itself. GOV.UK says a landlord must make sure the gas equipment they supply is safely installed and maintained by a Gas Safe registered engineer, and must arrange an annual gas safety check on each appliance and flue. HSE's wording is that the engineer must be competent in the specific gas work involved, so ask what the engineer is registered to work on before you book, and keep the record you are given for 2 years.
