What is Amending a quarterly update?

Last verified 31 October 2026

Amending a quarterly update means correcting figures you have already sent to HMRC. Because updates are cumulative, most corrections are simply included in your next update.

Why it matters to landlords

HMRC's guidance says corrections to earlier records are included in the next update, since each update shows year-to-date totals. So if you left out a repair bill in the first quarter, fix the record and the second update will carry the right total. You do not need to make accounting or tax adjustments before sending an update.

The fourth update is the exception to wait for. HMRC says you may need to resend it to correct errors, to record jointly let property expenses you left out, or to record Rent-a-Room income. Do this before you make tax adjustments and submit your return. Once a record has been included in an update, do not move it by copy and paste.

Example

Colin forgets a £420 boiler repair in his update to 5 July 2026. In October he adds it to his records, and his update to 5 October includes it automatically. In April 2027 he notices that his half of the £800 joint expenses on a shared flat is missing, so he resends his fourth update before filing.
