What is Rent Smart Wales?
Last verified 23 October 2026
Rent Smart Wales is the registration and licensing scheme for private landlords and letting agents in Wales. Every landlord with a privately rented home let on a domestic tenancy in Wales must register, and anyone who carries out letting or management work there must hold a licence.
Why it matters to landlords
The immediate landlord must complete the registration, which lasts five years before it needs renewing. A landlord who finds tenants and manages the property personally also needs a licence, and must complete approved Rent Smart Wales training before applying. A licence is valid for five years and every licence holder must follow a code of practice. A landlord who does not self-manage does not need a licence but must appoint a licensed agent.
Not complying can lead to a fixed penalty notice, prosecution and fines, and limits on getting possession of the property. Rent Smart Wales covers Wales only. Landlords in England are moving to the private rented sector database instead, and landlords in Scotland register on the Scottish landlord register.
Example
A landlord in Cardiff owns two flats and handles viewings, rent collection and repairs personally. The landlord registers, completes the online landlord training and applies for a licence. A friend in Swansea who uses a licensed letting agent only needs to register.
