What is MEES (Minimum Energy Efficiency Standard)?

MEES, the Minimum Energy Efficiency Standard, sets the lowest EPC rating at which a private rented home in England and Wales can be let. The current minimum is band E.

Why it matters to landlords

If a property is rated F or G you must improve it before letting, unless a valid exemption is registered, for example where costs reach the set cap. Councils can impose a civil penalty for breaches.

The government has set out plans to raise the minimum standard for rented homes over the coming years. Check gov.uk for the current timetable before planning works.
