Home / Glossary / Void period

What is Void period?

A void period is time when a rental property is empty and earning no rent, typically between tenancies or during works.

Why it matters to landlords

During a void you usually pay the council tax, utilities and standing charges. These are generally allowable expenses if the property is still being let out.

Voids reduce your real return, so a realistic void allowance belongs in any yield calculation. Even a few weeks a year makes a noticeable difference.

Example

A flat at £1,000 a month is empty for six weeks. Lost rent is roughly £1,385 plus about £250 of council tax and bills.
