What is Legionella risk assessment?

A legionella risk assessment looks at whether the water system in a rented home could let legionella bacteria grow. Landlords have a legal duty to assess and control this risk.

Why it matters to landlords

For most ordinary homes the risk is low and a simple assessment is enough. There is no rule that it must be done by a specialist, and no fixed renewal date, but you should review it when something changes.

Simple steps such as flushing outlets after a void and keeping hot water hot reduce the risk. Keep a written record of the assessment.
