What is Assured tenancy?

An assured tenancy is the standard type of private residential tenancy in England. Since 1 May 2026, new private tenancies are assured periodic tenancies, and assured shorthold tenancies are no longer created.

Why it matters to landlords

An assured tenancy gives the tenant security: the landlord can only regain possession on a ground under section 8, proved to a court where the tenant does not leave.

Your duties stay the same in practice: protect any deposit, keep gas, electrical and fire safety in order, give the required information, and keep rent records. What changed is how the tenancy ends and how rent is increased.
