Every tenant can report
Each tenant on a tenancy can message the shared WhatsApp number from the mobile on their own tenant record, so a report from any sharer lands against the right house.
Rooms, flats and shared areas
Add a property as one let, or as rooms or flats with their own tenancies, lead tenants and co-tenants.
Whether a property is an HMO is asked directly, together with how many people and households live there, rather than guessed from how it is let.
For HMOs and properties with common parts, the list of duties includes the shared-area items, such as a fire risk assessment.
Council licensing
Voxa Estate flags licensing schemes that cover a property's whole council area, from the councils we have researched. Where we have not researched a council yet, it says so, rather than telling you there is no scheme.
Inspections, room by room
Inspections are captured room by room on a phone, with photos. A finding can be raised as a repair there and then, and the write-up downloads as a PDF.
What we do not do yet
- Guarantors and academic-year renewals for student lets are not built.
- Tenants report on WhatsApp only: there is no tenant email or phone line yet.

For the councils we have researched, it flags schemes that cover the whole council area. Where we have not researched a council yet, it says so.
