What it tracks
Each property gets a list of the duties that apply to it, and where a rule is still under legal review, the property's row says so. Depending on the property, the list covers:
- Gas safety certificates
- Electrical safety reports (EICR)
- Energy Performance Certificates (EPC)
- Smoke and carbon monoxide alarm checks
- Legionella risk assessments
- Right to rent checks
- Deposit protection and the deposit prescribed information
- Fire risk assessments and other shared-area duties, for HMOs and common parts
Missing, action needed and expiring
The compliance page puts missing items first, then items that need action, then certificates coming up for renewal. Each row carries one next step, such as recording a certificate or opening the property.
Booking a renewal opens a job linked to the certificate, but the row does not move until the new certificate is recorded. A booking is not a certificate.
Recording a certificate
Record gas safety, EICR, EPC, legionella, PAT and fire risk assessment certificates against the property, with the document itself.
Each certificate you record is sealed into the property's record: hash-chained to the entry before it, with the chain externally timestamped every day by an RFC 3161 timestamping authority.
What it does not do yet
- Landlord registration and licence rows show on the property, but they cannot be recorded from the agency app yet.
- Voxa Estate does not serve notices, such as a rent increase notice or the government's Information Sheet.
- Compliance tracking covers UK properties. It is switched off for agencies in Ireland.

Which certificates can we record?

Does booking a gas engineer mark the certificate as done?
No. A booking opens a job linked to the certificate, and the row only moves when the new certificate is recorded.
What does sealed mean?
A sealed entry is hash-chained to the entries before it and the chain is externally timestamped by an RFC 3161 timestamping authority. Today that applies to recorded certificates and to jobs when they are closed.
Can we export it?
Yes. You can export a selection of rows as CSV, or a property's sealed record as an evidence pack.
